The way listing setup works is, honestly, fairly backwards from the way we do things in our market. As a listing agents, we ALWAYS:
Open escrow with buyer to come AT THE TIME OF LISTING
Have inspections (home, termite, etc.) done PRIOR to going on the market
Order the NHD report
This is particularly true in a strong seller's market, but we have always done it this way. Not offering the opportunity to open escrow, etc. at time of listing is a missed opportunity and does not conform to the way we do business.
