Often, when you refer clients to another agent, you will still need to track that referral in SkySlope for compliance and record-keeping purposes. Follow the instructions outlined below to submit a referral in SkySlope.
Before You Start...
Real estate requirements vary widely across regions and brokerages. Before you start creating your file in SkySlope, we recommend that you:
- Check with your admin or broker: What are your brokerage-specific requirements? What is the recommended workflow?
- Confirm necessary documents: State-specific referral agreement? Brokerage-specific form?
- Check SkySlope Specifics: Does my SkySlope office have a Referral Checklist available?
Prepare the Referral Agreement
The process for handling internal and external referrals varies by brokerage and region. If you need to prepare a Referral Agreement or brokerage-specific referral document, you can use SkySlope Forms.
- Log into SkySlope Forms.
- Create a Forms file. Learn how.
- If you have a brokerage-specific referral document, you can click Upload Document to add your form.
OR
Add your Referral Agreement. This form will vary slightly from region to region, but you will generally provide the following details:
- Referring Agent Details (you)
- Recipient Agent Details (the agent you referred the clients to)
- Client Details
- Fee Agreement - Complete your form and send it for signatures. Learn how.
Submit to SkySlope Suite
Once you have an executed referral document, you will submit the form to your brokerage via a Transaction file in SkySlope Suite.
- From the SkySlope dashboard, click Create New. Then select Transaction. Learn more about creating a Transaction.
- First, you will be prompted to select your representation type. For this scenario, select Referral.
Then, you will add a property address. If you have a SkySlope Forms file associated with this referral, select that Forms file from the list. Otherwise, switch over to Address Lookup to search for the property address.
You won't often have the property address. To bypass this field, click into the address search field and then select Enter Manually. Then, you can enter a filler address.
Here is an example address and a demo of typing that address in the Transaction file:

- Next, you will be asked to enter additional details for this Transaction, such as the purchase price, acceptance date and closing date. Similar to the property address, you likely won't have some of these details. Enter filler information for any of the fields you don't know. For example, enter "0000" for the year built.
Once you've completed that information, click Continue.
- After clicking Next, you'll arrive at the Contacts tab. Different contacts may be required depending on your brokerage's settings. For any contacts you don't know, you can enter "na" and "na@na.com." As you complete each contact, click Continue.
If the listing came from a Referral Agent, select Yes. Then, complete the details based on your Referral Agreement.
- Now, you'll land on the Commission tab. Here is where we will record important payment details about the transaction. Learn more about the Commission tab.
The Sale Price will be copied over from the Transaction tab. Below that, you will see Listing and Sale Commission. If you aren't certain, you can enter $0 for each.
- After you've completed the Commission tab, click Continue to move to the next page where you can provide some additional Transaction details, if necessary.
Then click Create Transaction to create your file!
- Now you will arrive at the Checklist! This is where you submit executed documents to your brokerage for review.
- If your brokerage has created a Referral Checklist, you will likely see a relatively short Checklist and an item labeled "Referral Document." You will attach your Referral Agreement here. Learn how.
- If your brokerage has not created a Referral Checklist, and you had to select a different Checklist type on the first page where you entered the address, you may or may not have a Checklist item labeled "Referral Document." If not, look for an item labeled Miscellaneous or something along those lines. You will attach your Referral Agreement here. Learn how.
