Master Data Report: Add a delimiter (i.e. comma) between the property address and the city

Requested by VP of Finance & Ops:

We import the master data report into a new, 3rd party system. The prior system took the property address as one field, whereas the new one has it broken up by property address, city, state, and zip. We can utilize the text to column tool in excel to separate out the state and zip since they are delimited by a comma. However, we aren't able to do the same between the property address and city.
