Treating Buyer Files Like Listings in Skyslope

Hey Skyslope! I think it would be a great idea to treat buyer files like listings by adding in the buyer files with the buyer representation expiration date in the file kind of like how listings do it and then you can see all of the expirations together along with inputting the commission. This would also be great for getting the emails that skyslope sends like when a buyer rep agreement is about to expire. I currently have 20 listings and 30 active buyers and think this would be super helpful for organization and would make it easier for broker compliance as well. This would also make it easier to create a transaction from the "Buyer listing" like how its done currently with listings. Thanks!

I agree with everything Kelly said and I even contacted Skyslope support in February 2025 about the fact that I haven't seen them post a reply to anything in these forums in over a year. Support replied "We do review every submission, but we do not currently have anyone assigned to replying to them. I will pass along that you would like to see replies again!" I also asked if there were any updates in the works that would put expiration dates in the pre contract files. Their reply was "As for putting expiration dates in Pre-Contract files as Buyer Agency Agreements expire is not on the roadmap yet, but it is a heavily requested feature, so we hope to see it on their soon! " It was definitely disappointing that this was not on the roadmap yet. I feel like changes are being made to Skyslope that don't align with the requests that users are asking for.

SkySlope Devs! Please fix how Buyer (pre contract) files work! The broker needs to be able to easily see expiration dates for Buyer Broker Agreements. The whole file needs to be separated from Transactions, just like Listings. When a buyer is under contract, we should have to reupload the original Buyer documents to be reviewed again. When a Buyer Transaction is terminated (for various contingencies in the contract), the file should be able to go back to the Buyer (precontract) section (like Listings), without having to be fully cancelled, restarted, and yet again the documents uploaded to be reviewed again. This is causing so much duplicate work for Reviewing Brokers, T.C.s, admin, and the agents. Please fix this! We have been posting this request since it rolled out with the highest of hopes on how it's supposed to work. With all of the changes in real estate, which we all adapt to, it would be so great if the software side would ease the transition.

Everyone needs to upvote. I not for a fact this is a known issues because I have spoken to tech support and mentioned it various times and they have told me that they have heard this complaint.

Skyslope is currently terrible at handling buyers. PLEASE, SKYSLOPE, FIX THIS. PLEASE, I AM BEGGING YOU!!! There is no way that every broker is not frustrated by this. It is such an obvious problem in the system.

Buyers should be treated with a similar workflow as listings. Why? Because there are two phases to working with buyers, just like listings. 

Phase 1 is when the representation agreement and supplemental representation documents are signed and reviewed. That should only happen one time. Buyers may go in and out of contract during the course of working with the buyer, so the agent should be able to create and cancel transaction while keeping the buyer rep information and documents intact. Just as a listing in Skyslope allows for the Seller to go in and out of contract while maintaining the listing. The listing agreement doesn't disappear because the buyer backed out. No! The listing goes back to market and we eventually create a new transaction with a different buyer. It is no different with a buyer. We have a buyer relationship, and that buyer may make an offer and go under-contract and then back out. When the transaction is cancelled, it doesn't mean the buyer necessarily goes away. They are probably going to go under contract again on a new house. 

Phase 2 is when the buyer goes under contract and there is a transaction. Currently, in order to submit buyer representation documents for broker review, a checklist has to be made as Pre-Contract. However, once the buyer goes under contract it must be converted to Under Contract and a new checklist must be selected. When a new checklist is selected for a transaction with a buyer, all documents previously uploaded (and probably reviewed by the broker) are cleared from the Pre-Contract Checklist. The agent then must attach all of the representation document again to a new checklist .The agent has to attach the same documents to different checklists AND the broker then must review the documents TWICE!!! This makes everyone's job harder. 

It  is possible that a buyer can fall out of a transaction but remains a client who will eventually go under contract on a new property. So in reality, it is just like the listing workflow. The representation part should be separated from the transaction part. The representation part is like the listing checklist. The transaction part is the transaction checklist. It works the same way.

I also agree with expiration dates to the buyer representation agreements should also be a field.

These are such basic things. I have really lost hope with this issue. It is very hard for me as a broker/owner, because so much financial investment in this system and it doesn't seem like these basic things are being addressed.

Expiration dates for pre-contract files, where an agent can receive expiration notifications is a MUST. SkySlope, please put this on the priority list. I imagine every brokerage using your program is surprised that this isn't already an active feature.
