RequesterA few issues we have found with the pre-contract addition to Skyslope:
1. Currently, we were unable to switch between checklists once we created the pre-contract buyer transaction. So if you accidentally selected the wrong checklist you would have to start over because it is stuck with the one you selected when created the transaction.
2. We believe this should function basically exactly like beginning with an active listing, in that, a pre-contract buyer should have its own checklist. When you are ready to transition into a transaction, then you should select the corresponding checklist for the next step. I tried this, but when I selected the correct checklist, it was not added and so I was unable to add any of the contract documents. This will make more sense when looking at the checklist as well because now a transaction checklist will only have transaction related items because the agreement will have already been done.
3. Also like a listing, if your buyer decides to terminate during due diligence and back out, you should be able to go from transaction back to the pre-contract buyer. You should not have to re-enter that buyer all over again.

RequesterI agree with Angel and Dana. I spend a lot of time recreating files every time a buyer's offer isn't accepted or if they back out of a transaction. We need the ability to send them back to "pre-contract" the way that a listing reverts from a transaction back to listing status when a sale fails.

RequesterIt would be fantastic to have the Buyer files function as the Listing Files do with it's own icon, checklists, easy tracking of expirations and those checklists carry over after the accepted transaction once pending. It would also be helpful for those files, which do terminate, be able to be returned to the Buyer file side again for the next home the buyer would like to write an offer on. It would be amazing to have the checklist for the buyer file that was already reviewed by the Broke be able to carry over, like the listing checklist, so the forms do not need to be included in the Transaction Checklist and they are still shown/turned in and not have to be reuploaded/assigned and reviewed. The current path for Buyer Broker Agreement is not efficient and ease productivity, it's creating more work and complications. We understand the need for a quick fix with the roll out of the rules changes by August 17th, though have there been any plans for fixes in the near future?

RequesterWe definitely need an expiration date for these pre-contract files. It is going to be so confusing to keep track of when buyer agency agreements expire. I also agree that pre-contract needs its own area in Skyslope. It should not be grouped with transactions. I thought that when you convert a pre-contract file, you could apply a new checklist and from reading the comments it sounds like people are having difficulty doing that. That needs to be addressed ASAP.

Requester1. Please make the pre-contract buyer workflow function just like a listing, it would be a huge improvement over this initial setup!
2. Having an email address to send information into is essential. We're required to track everything, so we need an easy way to do so from the beginning. If the problem is that we can't generate a new file email address when the file becomes a transaction, I don't mind the name of the buyer being the email address instead of an address when it's converted in order to get uploading access right away.
3. The app currently shows pre-contract files with blank names because the address isn't yet filled in, which makes it hard to sort through them.
4. Please add the ability to upload photos from your phone into the app! Screen shots are one of the easiest ways to capture some communication on the go.

RequesterI absolutely agree that the Pre-contract Buyer should be split off and function just like Listings when it turns into a Transaction. Currently it is too disjointed having too many steps if a transaction/termination occurs, i.e., re-entering the Buyer all over again, PB reviewing the same documents again. Also, I need to track expirations without having to go into each individual Pre-Buyer Contract. Hope there is a change coming soon!

I would like to be able to split them off and look at my pre-contract buyers separately from my transactions. I really think pre-contract should be its own function just like listings and not so attached to transactions.

RequesterSimilar to Listing Agreements, Buyer Representation Agreements have expiration dates, it would be nice to be able to set up notifications so that agents can get new agreements before they expire.
