Totally understand what you're saying. In northern CA they are often or always the same, but in southern CA they are often different. In many cases with the brokerages we've worked with in northern CA its so commonly the case that when you put in your title company they know that escrow is the same as so don't expect you to have to fill it out twice. From a transaction requirements standpoint, you should be able to continue with only 1 of the 3 options so that you don't get stuck.
